A first class jump rope is about $10.
buy a mat, about $6 or $7. if you want to lose that gut you’re going to need to do lots of crunches.
A bench and some weights is probably a good start. There are many exercises you can do with free weights or dumb bells. Search the web for these exercises.
You already have the treadmill for cardio, but you might try videos as well. They just keep things interesting.
A Swiss Ball is great. It gives you many options for exercise and takes up very little room;
